These booking terms apply to all apartments and studios operated by:

2. Booking Process

Select your dates and click Book on our website.
You will be redirected to our secure payment provider Beds24.
A confirmation email with booking details and a payment link will be sent to you immediately.
Once payment is received, your dates are automatically blocked in the calendar and an official booking confirmation is issued.

3. Payment

Accepted methods

PayPal — log in to your account, or pay by card without creating an account (select Pay with Debit or Credit Card). Visa, Mastercard, and other major cards accepted.
Bank transfer (TRR) — account details are provided in the confirmation email.

Prepayment & deposit

Full prepayment is required to confirm the booking. No security deposit is required at check-in.

4. Prices & Taxes

All of the following are included in the total booking price — no additional charges on arrival:

Tourist tax — adults: €3.10 / night; children aged 7–18: €1.55 / night
Final cleaning of the apartment

5. Cancellation Policy

Timing	Refund
14 or more days before check-in	100% refund within 5 business days
Less than 14 days before check-in	50% of total booking amount retained
No-show or cancellation on the day of arrival	100% of total booking amount retained
Early departure after check-in	No refund for unused nights

6. Check-in & Check-out

Check-in: from 15:00. If you expect to arrive after 20:00, please notify us in advance — we will provide self check-in instructions and key access details.
Check-out: by 10:00.

7. Guest Registration

Upon check-in, all guests (including children) are required to present a valid identity document (passport or national ID card). Guest data is registered in the Slovenian national tourism system eTurizem (AJPES) as required by Slovenian law. Personal data is processed solely for this statutory purpose and is not used for any other purposes.

8. Booking Restrictions

Age: Accommodation is available for guests aged 10 and over. Children under 10 cannot be accommodated due to safety reasons (structural features of Studios #5 and #6 involve elevated sleeping areas).
Pets: Pets are not permitted in any of the apartments.

9. Governing Law

These terms are governed by the laws of the Republic of Slovenia. Any disputes shall be subject to the jurisdiction of the competent court in Koper, Slovenia.
